Acquisition Criteria

We typically purchase garden-style apartment communities built after 1995 and with 200 or more units. Because we operate the communities we purchase, we take great care in selecting new acquisition candidates for our portfolio. We typically acquire assets on an all-cash basis, utilizing new financing, however, we have also purchased properties by assuming the existing financing.

If you would like to submit a property for review, please provide the following:

  • Complete property description
  • A current Rent Roll and trailing 12-month Operating Statement
  • Market information, including sales and planned developments
  • Rental Comp analysis
  • Location map, project site plan, and unit floor plans
  • Aerial photographs of the surrounding area
  • Color photographs of the property
